Associated British Ports (ABP) has officially begun construction on the first phase of its landmark industrial and logistics development at Helm @ Immingham – the most significant scheme of its kind in the Humber region for decades.
Work follows the approval of reserved matters planning from North-East Lincolnshire Council, unlocking the delivery of 103,000 sq ft of modern, purpose-built industrial and logistics space on the 227-acre site. The development forms part of ABP’s long-term strategy to expand capacity, support regional growth and strengthen the Humber’s position as the UK’s No.1 gateway for global trade.
A major milestone for Humber’s logistics and manufacturing future
Located close to the A180 and within easy reach of the ports of Grimsby and Immingham, this first phase includes eight high-quality units ranging from 4,820 sq ft to 26,797 sq ft, designed for SMEs across energy ventures, port logistics, engineering, manufacturing and distribution.
JLL, Gent Visick and PPH have been appointed as the scheme’s marketing agents.
The wider Helm @ Immingham masterplan provides capacity for a further 1.1m sq ft of logistics and manufacturing space alongside 90 acres of automotive open storage, supported by on-site renewable energy generation and major biodiversity improvements.
ABP is speculatively developing—and retaining—the site within its portfolio, demonstrating strong confidence in the long-term economic potential of the Immingham and Grimsby area.
Strengthening the Humber as a global trade gateway

A major step forward for sustainable industrial development

The scheme targets BREEAM Excellent and EPC A ratings, incorporating:
Air source heat pumps
EV charging infrastructure
PV-ready building structures
SUDS drainage systems
These features support ABP’s long-term low-carbon development strategy, balancing economic growth with environmental responsibility.
A strategically important site for regional growth
Allocated for employment use since 2013, the site – formerly Pioneer Business Park – sits adjacent to the A180 dual carriageway and is connected to the Humber Link Road, enabling seamless access between the ports of Immingham and Grimsby and the wider motorway network.
The development builds on ABP’s established presence as the operator of the UK’s busiest port complex, ensuring the Humber remains a vital hub for logistics, manufacturing, automotive, and energy sectors for decades to come.
