FI Real Estate Management (FIREM) has revealed plans for a major industrial and logistics development at Widnes Waterfront. The project, named Catalyst Business Park, is intended to rejuvenate a long underused employment site and could create thousands of new jobs in the area.
A public consultation on the plans has been launched, allowing the community to provide feedback on the proposed development. The proposals set out a vision for a versatile and sustainable business park, with unit sizes ranging from 1,000 to 500,000 sq ft, designed to suit a variety of industrial and employment occupiers.
The development is expected to support the creation of hundreds of jobs and drive regional economic growth, potentially adding up to £269m in value. FIREM has emphasised that the scheme will focus on energy efficiency, low environmental impact, and compliance with the latest industry standards. Buildings are being designed to achieve a BREEAM ‘Very Good’ rating, incorporating sustainability features, low operational costs for occupiers, and enhanced biodiversity through significant new planting and habitat creation.
The location of Catalyst Business Park is considered highly strategic, positioned just six minutes from the M62 and 15 minutes from the M6, offering easy connections to Liverpool, Warrington, Manchester, and the wider motorway network. Proximity to Liverpool Airport and Liverpool Docks is also expected to enhance logistics capabilities.
While the project represents a long-term vision for Widnes Waterfront, FIREM intends to introduce early opportunities through temporary uses such as open storage, allowing activity on the site as the wider development progresses. Because the site spans the boundaries of two local authorities, planning applications will be submitted to both Halton Borough Council and Warrington Council in due course.
