Homes by Carlton Reports 65% Sales Surge with Strong 2026 Order Book

Homes by Carlton, the North East housebuilder, have dramatically smashed expectations with a 65 per cent surge in house sales.

The firm recorded £11 million in sales this year, a 29 per cent rise compared with 2024, fuelled by strong demand for its newest developments, including The Langtons in Redmarshall and Eastfields in Whitton.

Sales also soared at the flagship 198-home Middleton Waters project in Middleton St George, alongside Beauford Park in Witton Gilbert and the charming Woodberry Park in Staindrop.

Home construction in Northern England shows a mixed but generally active picture. The North West and Yorkshire & The Humber lead in affordable housing completions, with the North overall exceeding 13,000 in 2022‑23, while the North East contributes a smaller but significant share.

Planning activity has surged in 2025, with submissions rising sharply in the North West and Yorkshire, although not all areas translate these into immediate completions, and some regions, like the North West, have seen a slight decline in delivery in recent years.

Overall, Northern England remains a key focus for housebuilding, with regional variation in output, ongoing pressures on supply, and continued investment in new developments and strategic land acquisition.

Homes by Carlton’s Co-founder and chairman Norman Peterson was reported to comment: “Heading into 2026, our forward order book is already exceeding £5 million, so we are hopeful that next year could be among our best yet.”

This year has also seen the team strengthened with ten new hires, including six key management appointments. Elliot Martindale joined as head of technical, while Dan Holyoak assumed the pivotal role of head of construction.

“These are two crucial appointments, and both have significant experience and knowledge within this industry, making them perfect fits to grow our company further,” Peterson added.

Development manager Emma Worth said: “In addition to our ongoing developments, our Saxon Vale site in Sadberge is due to come to the market early next year and we have an exciting pipeline – which we continue to add to through strategic land acquisition – that has us on track to deliver on our £100 million commitment to build beautiful new homes in the North East.”
